Owns the coworking business model, risk posture, capital allocation, and service promise while keeping consequential decisions accountable to people with local operating context.

Responsibilities

  • Set strategy, operating guardrails, and decision rights for the workspace.
  • Balance sustainable revenue, member value, staff capacity, safety, and compliance.
  • Sponsor modernization only where ownership, controls, and measurable outcomes are clear.

Daily tasks

  • Review material service, safety, cash, and staffing exceptions requiring executive judgment.
  • Remove blockers for accountable operators without taking routine decisions away from them.

Weekly tasks

  • Review sales, occupancy, cash, member experience, and operational risk as one decision set.
  • Confirm that priority actions have named owners, due dates, and escalation paths.

Monthly tasks

  • Review financial controls, capacity assumptions, vendor performance, and modernization outcomes.
  • Revisit which reports or automations create action and retire those that create noise.

Revenue-impacting work

  • Approve positioning, capacity, discount guardrails, and nonstandard commercial terms.
  • Decide investments that improve retention, utilization, or reliable service delivery.

Member-experience work

  • Define the service promise and review whether policies produce fair member outcomes.
  • Personally own escalations with reputational, contractual, or community-wide impact.

Repetitive administrative work

  • Consolidating recurring operating reports and chasing action updates.
  • Rechecking approval queues that should have explicit thresholds and delegated owners.

Dangerous tasks to automate blindly

  • Pricing, contract exceptions, refunds, staffing decisions, or member sanctions without context.
  • Safety, legal, privacy, or security decisions based only on dashboard thresholds.

Stack choices

  • Easiest hosted: [Coworking management platform, hosted accounting, shared knowledge base, and role-based KPI dashboard with documented owners.](../../../stacks/generated/Coworking management platform, hosted accounting, shared knowledge base, and role-based KPI dashboard with documented owners./)
  • Hybrid: [Hosted member and finance systems connected through reviewed exports or integrations to a controlled analytics and procedure layer.](../../../stacks/generated/Hosted member and finance systems connected through reviewed exports or integrations to a controlled analytics and procedure layer./)
  • Self-hosted: [Self-hosted CRM, invoicing, knowledge base, workflow automation, and analytics operated with assigned security, backup, and upgrade owners.](../../../stacks/generated/Self-hosted CRM, invoicing, knowledge base, workflow automation, and analytics operated with assigned security, backup, and upgrade owners./)

KPIs

  • Contribution margin and cash runway interpreted with documented assumptions.
  • Retention, occupancy, utilization, and qualified pipeline by product and location.
  • Material risks and corrective actions closed by their accountable owners.

30-day improvement plan

  • Define five decisions the operating dashboard must support and remove vanity measures.
  • Publish approval thresholds for discounts, refunds, incidents, and vendor commitments.
  • Baseline staff time spent on reconciliation, duplicate entry, and status chasing.
  • Select one reversible workflow improvement and review member, staff, and control outcomes.

Implementation owner: Owner-operator, with each operating control delegated to a named functional owner.

When to get expert help

  • Contract, employment, tax, accessibility, privacy, or life-safety obligations are unclear.
  • A modernization proposal changes core financial records, identity controls, or member rights.
